Governing documents
The association exists under Illinois law. These are the documents the Board follows.
- Declaration of Covenants, Conditions, and Restrictions2017 amended declaration — the governing document of the association.
- Articles of IncorporationIllinois articles establishing the homeowners association.
- By-lawsAmended by-laws (changes highlighted, February 2016).
- Rules and RegulationsAssociation rules, 2024 edition.
Forms
- Architectural Variance Form (ARC)Submit to REIS at least ten days before a regularly scheduled Board meeting. The Board can approve architectural modifications only at a regularly noticed meeting.
- Authorization for Electronic CommunicationConsent to receive association notices by email.
- Map of building and unit numbersSite map of the ten buildings and unit numbers.
Replacement specifications
These specifications are not mandatory, but they are presumptively acceptable to the Board.

Winter
Snow plow standards
Our agreement with the snowplow contractor provides as follows, in the ordinary course.
Less than 2 inches
Not covered by the association’s snowplow contract.
2 to 5 inches
Plowing completed within 4 to 6 hours of the end of a snowfall.
6 to 10 inches
Plowing normally begins when 4 inches have accumulated, and is completed within 6 to 8 hours of the last snowfall — subject to the severity and duration of the storm.
