Regulation of Changes to Unit Exteriors and Landscaping
Homeowners have agreed in the HOA governance documents to get express Board permission before starting to make any changes to the exteriors of their units, including the lawns and plantings around their units.
To obtain Board permission, homeowners complete an Architectural Variance Form, available here, and submit it to REIS (cf@REISproperty.com) at least ten days before a regularly scheduled Board meeting. Owing to a change in Illinois law governing homeowners' associations, the board can no longer approve architectural modifications at other than a regularly noticed board meeting. The dates of upcoming monthly Board meetings are listed here.
The Board has compiled a list of specifications for homeowners seeking to replace certain aspects of their unit. These are not mandatory, but are presumptively acceptable.

Mulch
All gardens are mulched by the HOA every two years, in odd-numbered years, but residents are free to mulch gardens on their own provided a dark brown mulch is used.
Painting and Deck Staining
Building trim is repainted periodically by the HOA. Paintings are scheduled by building number (consult the owners' directory for your building number). The next painting of buildings 1, 3 and 4 is scheduled for 2027. Buildings 2, 5 and 6 are scheduled for 2028, Buildings 8 and 10 for 2029, and Buildings 7 and 9 for 2030.
Decks are re-stained periodically by the HOA. Buildings 7 and 9 are scheduled for 2025, Buildings 1,3 and 4 for 2026, Buildings 2, 5 and 6 for 2027, and Buildings 8 and 10 for 2028.
